 2012 Election of new officers and their objectives

 New officers were elected to the board in mid-April.  Congratulations to Blanche Bolden and Richard Montgomery, no longer serving on the board, for their service in the past.  New officers are:

 Jim Garrison – President

Carlos Aceituno – Vice President

Roy Clovis – Secretary

Jim Adkinson – Treasurer

Joe Orlando – Director

 Each of the communities committees now reports to an officer of the board.  The committees are the Architectural Review Committee; Security Committee; Social Committee and the Landscape Committee. The board has set many new goals and objectives for itself that will help to lead our community to be a better place to reside, and has adopted a mission statement that will help to guide the community and set a standard and expectations.  The statement reads:

 The HOA Board is appointed, entrusted and authorized by the community for their benefit to protect, preserve and enhance property values, and provide a safe environment to live while simultaneously providing informed decisions, communicating, organizing, representing, and encouraging participation by the community in order that Belmere move forward and represent itself as a community of choice in the West Orlando area.   

 Each officer position now has a job description for the first time.  These job descriptions specifically define the roles and responsibilities of each job so that there is little doubt as to the obligations, roles, responsibilities and expectations of each position.  This should help the board to move forward with greater efficiency and sense of responsibility.

 The new president has also established the expectations of the board to improve efficiency and a greater sense of responsibility.  The expectations are:

  • Be punctual in all endeavors
  • Ask if you don’t understand
  • Vigorously promote volunteerism
  • Meet your commitments
  • Promote the Board’s agenda with the community
  • Be open and provide advice readily
  • Be available to help residents
  • Provide creative solutions
  • Maintain action items with promise completion dates
  • Participate and be involved
  • Conduct meetings with a projector to involve residents

 The president also provided his vision of initiatives the board should pursue.  These initiatives are beyond those duties required of the Board to lead and run the community on a daily basis.  During the next board meeting In May, these initiatives will be broadened and solidified so that each officer has one or more major goals and objectives, with milestones and targeted completion dates, to improve the community.  These initiatives include:

  • Increase security
  • Implement cost control mechanism to avoid unnecessary costs and increase efficiency in collections
  • Close on the issue of providing better TV, internet and phone service through more than one service provider
  • Increase community participation in social events and communication among residents and the board
  • Provide better services, corrective action to problems, and responsiveness to our community

 

Please lend your time and talents and become active in our community. Contact the HOA or contact our Property Manager to sign up for one of our volunteer committees.

 Take a few moments to introduce yourself to new neighbors, and get to know residents living near you.You never know if you’ll meet your new best friends, or someone whom you may need to call to let you in the closed gate someday!

 Please note the following:

• Be courteous to your neighbors by complying with the restrictive covenants. These were established to provide for quality of life and protection of property values.

• We need every resident to consistently maintain their lawns including irrigation, fertilization, mowing & trimming.

 On the Belmere website you will find everything you need to know about your community, some of which are in the HOA Newsletter, which contains information about the previous board meetings, upcoming events, and a feedback forum. Please use this forum for all positive and negative inquiries you may have about our community.

 The Belmere HOA Newsletter can be a valuable source of information for our community. It’s also an opportunity to share news and recognize our residents. Perhaps your children have received an award at school, or someone in your family has an important event to share.

 We welcome your suggestions and contributions to the newsletter. Please contact Jim Garrison at 407-258-8538 with your ideas.  The newsletter is posted to the Belmere HOA website.  To publish the newsletter by the start of each month, please have all articles to me by the 25th of the month.

 Volunteers Needed

 We are still in need of 9 more Security block captains for LaScala and Rapallo areas.  We are also looking for special people to serve as the Chairman of the Security Committee and Chairman of the Architectural Review Board, critical positions for our community.  If you are interested, please contact Jim Garrison at 407-258-8538.

 Clubhouse Pool Beautification Project

 We NEED your help!

 We will be re-stringing fishing line between the poles surrounding the pool area to stop the various water fowl from messing up our beautiful swiming pool, please call John Denosky at 407-810-0409. If he does not answer, please leave your name and number and he will call you back. If we can get 6 or 8 people to participate, it should only take an hour or maybe a bit more. The fishing line will be provided. Please bring a ladder if you can, but your participation is desired either way.

Clubhouse Playground Mulch Drive

9:00AM at the Clubhouse Playground

Please help as we re-mulch the playground. We are looking for donations of pine bark nuggets, and/or volunteers to spread the pine bark mulch. Please don't forget to bring your rakes, if you are able to volunteer.

If you are unable to bring your donated bag of mulch to the Clubhouse Playground on Saturday, May12th, please feel free to drop it off anytime at the Joe Orlando residence: 11756 Via Lucerna Circle. For more information please email belmeresocial@gmail.com or call Dawn Orlando at 407-876-9060.

The Landscape Committee will start the Best Yard Winner Contest, so get your yard ready for the May contest, conducted by Randy Schuster, Landscape Committee Chairman.

Security Committee News

For an emergency please call 911 and for non emergency please call (407) 836-HELP (4357).   Please try to report all incidents to Carlos at (407) 491-2465 or Chris Muszynski at (407) 334-4210.  Please call and leave a message or text. Let's keep our community safe.

Please let’s not allow our children or guests to skateboard or skate on the tennis courts.  This damages the surface, leading to unnecessary repair costs.

HOA Board Meeting

The next Board meeting will be Tuesday, May 15th at 7:00 pm.  All residents are encouraged to attend.

Entrance Gates

Please remember, the two entrance gates from Maguire Road require a transmitter or gate code to enter.  The Roberson gate only operates on a transmitter for entrance.

 HOA Board Newsletter

There is no Newsletter this month since the last board meeting consisted of the annual election of new board members.  The newsletter will start again next month. The Board, however, asks that if you have interests or unique qualifications that can help our community, please inquire about volunteering.  Belmere has unique opportunities for residents to get involved and make our community a better place to live.  Randy Schuster has volunteered to serve on the Landscape Committee, and Jim Adkinson has volunteered to serve on the Finance Committee.  They each have unique qualifications and interests, and more importantly choose to serve our community to help the Board operate more efficiently and make Belmere a better place to live.  Andy Mejias has volunteered to serve as our technical point of contact on the Security Committee.  His duties will include to advise and assist the Board of Directors in maintaining our security camera system, monitor cameras for availability, report failures, and help to obtain quotes for repair or reconfiguration.  Congratulations to all!

Even though we have recent new volunteers as block captains, we still need Security Committee members to help grow the block participants; Social Committee members to help plan with future events, those who would serve a point of contact, or have some expertise that could monitor and report problems in specific areas such as landscaping, entrance gates, camera equipment, street parking, TV or internet services, the pool and clubhouse, and many more.  Please help.
